THE BASICS

What Is a DSCR Loan?

A DSCR loan is a business-purpose mortgage for investment property. DSCR stands for debt service coverage ratio. It compares the rent a property can produce with the property's full monthly payment. Instead of asking whether your salary can support another mortgage, underwriting asks whether the property can support its own payment.

That makes DSCR financing a strong fit for investors whose tax returns show depreciation and write-offs, self-employed borrowers, and investors who have reached the limits of conventional financing. Your personal income and debt-to-income ratio are not used to qualify. Your credit, down payment, reserves and the property itself are still reviewed.

DSCR loans are for rental property you will not live in. If you plan to occupy the home, compare our conventional and bank statement options instead.

In one sentence: if the rent covers the payment, the property can usually qualify, and the ratio shows by how much.

HOW THE RATIO WORKS

How DSCR Is Calculated

DSCR = Qualifying monthly rent ÷ Monthly PITIA

PITIA is the complete monthly housing payment: principal, interest, property taxes, insurance and association dues. In Florida, the taxes, insurance and dues can be as important as the interest rate.

Reading the ratio (general guide)
Below 1.00The rent does not fully cover the payment. Our programs have no minimum ratio: a lower ratio can still qualify with compensating factors such as stronger credit, a larger down payment or more reserves, or through a no-ratio program.
1.00The rent and the payment are equal: the property breaks even on the lender's measure.
1.01 to 1.24The rent covers the payment with some room to spare.
1.20 to 1.25 or higherA stronger cushion, which can earn better pricing.

A Florida example

An investor buys an Orlando-area townhome. The estimated payment is $1,650 in principal and interest, $420 a month in property taxes ($5,040 a year), $280 a month in insurance ($3,360 a year) and $50 in association dues, a total PITIA of $2,400. The appraiser estimates market rent at $2,700.

Example only, not a rate quote or approval
Calculation$2,700 ÷ $2,400 = 1.13 DSCR
What it meansThe rent covers the full payment, leaving $300 a month before vacancy, repairs and management.
Florida checkIf insurance rose by $1,800 a year, PITIA would become $2,550 and the ratio would fall to 1.06.

Gross rent versus net operating income

Lenders commonly compare gross rent with PITIA. When you analyze a deal, you will usually look at net operating income, after vacancy, maintenance, management and capital repairs. Both matter: the lender's ratio decides whether the loan qualifies, and your net income decides whether the investment works for you. Programs do not all measure rent the same way, so your loan officer will confirm the method used for your scenario.

RUN YOUR NUMBERS

DSCR Calculator

Enter the rent and the full payment to see an illustrative ratio and the rent needed to reach 1.00 and 1.25. For a vacation rental, add your own reduction for seasonality and higher operating costs.

From a loan estimate or a mortgage payment calculator.

Estimate taxes at your purchase price; the seller's bill may be lower.

Include homeowners, wind and any required flood coverage.

Illustrative DSCR—

Qualifying rent ÷ (principal + interest + taxes + insurance + association dues).

This is an educational estimate, not a loan approval. Lenders set the rent figure from the appraisal and their own guidelines, and each program sets its own minimum ratio. "Rent minus payment" is not net operating income; it excludes vacancy, repairs and management.

Amounts stay in this calculator and are not submitted.

LOCAL KNOWLEDGE

What Florida Investors Should Check Before Making an Offer

National guides explain the formula. In Florida, the numbers that move a DSCR most are often local. Check these before you commit to a property:

  • Insurance quotes: Wind, hurricane and flood coverage can be a large share of the payment. Get a quote early; a higher premium lowers your ratio.
  • Flood zones: Properties in a flood zone typically need flood insurance, and that premium is part of the payment used in the ratio.
  • Property tax reset: Florida taxes are generally reassessed after a sale, and rentals do not receive the homestead exemption. The seller's current bill may understate yours.
  • Condo associations: Florida's condominium safety laws require milestone inspections and reserve funding for many buildings. Higher dues or special assessments raise PITIA and can affect project eligibility.
  • Vacation-rental rules: Cities, counties and HOAs set their own short-term rental rules. Confirm zoning and association documents before counting on nightly rent.
  • Licensing and tourist taxes: Florida vacation rentals generally need a state license and must collect state and local tourist taxes. Build those costs into your plan.
WHO IT CAN HELP

Built for How Investors Actually Earn

First-Time Investors

Buying a first rental without proving the property fits your personal debt-to-income ratio.

Self-Employed Investors

Owners whose tax returns show legitimate write-offs that understate their real financial strength.

Portfolio Builders

Investors growing beyond the conventional limit of 10 financed properties, one rental at a time.

Vacation-Rental Owners

Short-term rental investors in Central Florida and coastal markets where the rules allow it.

BRRRR Investors

Buy, rehab, rent and refinance into long-term financing once the property is leased.

Foreign Nationals

International buyers financing U.S. rental property based on the property's income.

International buyers can also review our Foreign National programs. If you need to close fast or the property is not rent-ready, Private Funding can bridge the gap until a DSCR refinance.

QUALIFICATION

DSCR Loan Requirements: What Underwriting Reviews

Important: Guidelines vary by underwriter and can change without notice. Your loan officer will confirm current minimums for credit score, loan amount, financing and reserves for your scenario.

DSCR loan requirements at a glance
Credit score620 minimum. Higher scores improve pricing and financing options.
Debt service coverage ratioNo minimum ratio. 1.00 or higher qualifies on standard terms; lower ratios are considered with compensating factors, and a no-ratio program is available.
Down payment20% standard. 15% down with a 740+ credit score on loans up to $1,000,000, subject to program conditions.
Loan amount$100,000 to $4,500,000, based on property value and cash flow. Larger requests are reviewed by exception.
Property typeRent-ready rental property: single-family homes, townhomes, PUDs, condos and 2–4 unit buildings, for long-term or short-term rental.
AppraisalRequired to verify both the property's value and its market rent.
OwnershipBorrow as an individual or a U.S. LLC with a personal guarantee. Partnerships, corporations and revocable trusts are available on some programs.
Income documentationNo tax returns, W-2s, pay stubs or employment verification.
ReservesMeasured in months of PITIA; the amount depends on credit, DSCR, property type and loan structure.
Loan terms30- or 40-year fixed terms, interest-only options, and 6-month or 1-year SOFR adjustable-rate terms.
Prepayment penaltyMost DSCR loans include one; no-prepayment-penalty options are available.

Total cash to close

Budget for more than the down payment. Closing costs, any discount points (one point equals 1% of the loan amount) and the required reserves are due as well. For example, six months of reserves on a $2,400 PITIA is $14,400.

If the ratio comes up short

  • Larger down payment: A smaller loan lowers principal and interest, the largest part of the payment.
  • 40-year term or interest-only: Either structure lowers the monthly payment used in the ratio.
  • Rate buydown or prepayment choice: Points, or accepting a longer prepayment period, can lower the rate.
  • Rental income plus assets: Combine your liquid assets with the rent to qualify, without pledging the assets as collateral.
  • No-ratio DSCR: Cash flow is not used to qualify: up to 75% LTV with 700+ credit on loans up to $1,500,000.

How the rent figure is set

Common sources of qualifying rent
Single-family home or townhomeThe appraiser's comparable rent schedule (Form 1007) estimates market rent.
2–4 unit propertyThe small residential income property appraisal (Form 1025) reviews rent for each unit.
CondominiumThe condominium appraisal (Form 1073), paired with a rent schedule.
Property with a leaseThe lease is reviewed with market rent. Programs differ on whether the lease, the market rent or the lower of the two is used.
Vacant propertyMany programs can use the appraiser's market rent before a tenant is in place.
Short-term rentalBooking history, an appraiser's short-term rental analysis or accepted market data; see below.

Eligible property types

  • Residential rentals: Single-family homes, townhomes, PUDs and 2–4 unit properties.
  • Condominiums: Condo units used as long-term or short-term rentals, subject to project review.
  • Fixer-uppers: Properties needing major repairs are not eligible until the work is complete. Private Funding or Bridge-to-DSCR can fund the project first.
  • Larger or mixed-use buildings: Five or more units and mixed-use properties fit our commercial and portfolio programs.
  • Condotels: Hotel-style condo units are financed through our specialty Condotel program.
AIRBNB & VACATION RENTALS

Financing a Short-Term Rental With a DSCR Loan

Florida's vacation-rental markets, from the Orlando and Kissimmee area to the Gulf and Atlantic coasts, attract investors because nightly rates can exceed annual-lease rent. Underwriting needs a reliable way to estimate that income. Depending on the program, it may come from:

  • Booking history: Twelve months of Airbnb or Vrbo statements for a property you already operate.
  • Appraiser analysis: A short-term rental income analysis prepared with the appraisal.
  • Market data: Reports from established short-term rental data providers, where the program accepts them.
  • Deposit support: Bank statements showing the rental income was received.

Lenders often reduce gross short-term rental income to account for seasonality and higher operating costs. Use the calculator above to test a reduction. A smart plan B: check whether the property would still cover its payment on an annual lease if local rules or demand change.

BUSINESS ENTITIES

Buying a Rental Property in an LLC

Many investors close DSCR loans in a limited liability company for liability planning and cleaner bookkeeping. Typical entity documents include:

  • Articles of organization filed with the Florida Division of Corporations (Sunbiz)
  • Operating agreement showing members and ownership
  • IRS letter confirming the entity's EIN
  • Active status or certificate of good standing
  • Authorization for the entity to borrow and sign
  • Personal guarantee from the qualifying members

A BALANCED VIEW

Pros and Cons of DSCR Loans

Pros

  • No personal income documents: No tax returns, W-2s or pay stubs to qualify, and no debt-to-income ratio.
  • Room to scale: Each property qualifies on its own numbers, beyond conventional property-count limits.
  • Entity-friendly: Close in a U.S. LLC with a personal guarantee.
  • Flexible structures: Cash-out to 80% LTV with no seasoning, 40-year and interest-only options.
  • Vacant and vacation rentals: Market rent or short-term rental income can be used on many programs.

Cons and considerations

  • Cost: Rates and fees are often higher than a conventional loan for a borrower with well-documented income.
  • Larger down payment: 20% is standard, more than many owner-occupied loans require.
  • Prepayment penalties: Most DSCR loans carry one; no-prepayment-penalty options are available at different pricing.
  • Rent-ready properties only: Fixer-uppers need short-term financing until the work is done.
  • The property must carry itself: Florida insurance, taxes and association dues can push a ratio below the program's minimum.
